Master Plans
Right: A master plan curated for a residential estate on Long Island Sound in New Rochelle, New York. The design illustrates a complete outdoor living package including a pool house, luxury infinity edge pool with spa, separate kitchen and grilling areas, retaining walls and stairs with terraced patios and beds, fire pit, driveway and parking area, grading and drainage, planting and lighting. Not immediately observable in the plan, are zoning and site constraints that informed the elevation, shape, size, and layout of various features. LDC specializes in the design of constraint - driven projects while maintaining a tether to our clients' programs.

Right: Relaxation and recreation are prominent themes in this master plan designed for a residential client in Rye, New York. The outdoor living space features a pool house, luxury pool and spa, pergola and kitchen, fire pit, retaining walls and stairs with terraced patios, beds, and lawn areas for sports, a pickleball court, grading and drainage, planting and lighting, and more. Plantings provide screening for privacy, seasonal interests, color and texture, help to mitigate the heat island effect common around pools, wick moisture, and break up the horizontal monotony of spaces like pools, patios, and lawns.


Left: Cottage garden style plantings are reflected in this master plan created for a private residence in Stamford, Connecticut. The design embraces outdoor living with a pool house, luxury pool and spa, patios and walkways, fire pit, driveway and parking area, grading and drainage, edible garden, planting, and lighting. Notice how the planting beds immediately around the buildings and pool are more linear and formal, whereas bed areas around the perimeter of the lot are more gestural and organic, thus connecting to the natural surroundings.

Left: The owner of this wooded estate in Armonk, New York hired LDC to create a master plan for the developed portion of their property. The design features outdoor living amenities including a luxury pool and spa, retaining wall with terraced beds, patios and walkways, a driveway and parking area, free-standing fieldstone border wall across the front of the lot, grading and drainage, a rain garden, planting and lighting, and more. Master plans facilitate an owner's ability to execute their project in phases to offset costs through time. Moreover, projects look complete and reflect continuity irregardless of which phase they are in.
